Our working process has been refined over many years to cover all facets of building design, planning and documentation.

These essential services are tailored to suit the unique requirements of your project.


The initial design and concept stage is often the first step in the process. This is the early part of the project where we meet you, conduct a site visit and discuss your ideas and what you want to achieve.

Once we’ve established your design goals, we estimate the time required to draft an initial concept, to be completed as stage one works. Based on this estimate, we provide a breakdown of the initial service fee, outlining

Initial Design & Concept

    • Site measure – we do a measure up of the existing site and/or dwelling (where relevant)

    • Property analysis and feasibility – we identify the best design scheme, taking into account all the relevant planning controls applicable to the site

    • Concept approval – we have our second meeting to review and discuss the proposed design concept


Town Planning

After the initial design and concept stage, we move into town planning. Before commencing any work, we will provide a quote. Once approved on your end, we'll then prepare and submit the appropriate town planning application and documents to the council for approval.

It’s worth noting, that not every project requires a permit, so if your proposed scheme doesn’t necessitate a permit, we don’t need to go through this stage.

    • Town planning drawings

    • Written responses from external consultants

    • Planning re-establishment survey from external consultant

    • Title and plan of subdivision documents

    • Any other relevant documentation that may be required, specific to your project (we will advise)


Working Drawings

The working drawing stage can begin after completing the initial concept design or obtaining the town planning permit.

Working drawings are essential for builders to obtain the building permit and commence the construction.

    • The creation of working drawing packages – this documentation is used by the builder to estimate the cost of the project

    • We will coordinate with consultants to prepare the working drawings for the building permit application, including engineers and energy rating requirements
